Binding nature
The customer agrees to comply with the booking conditions for the use of the cottage by paying the booking fee. The terms of the reservation are binding on both parties when the customer has paid the booking fee or the entire rental price. Booking and billing The person making the reservation must be over 18 years of age. After making the booking, the lessee will be sent two bills (the reservation fee and rental fees) and the owner’s contact details via email. All invoice remarks must be reported to the owner within 5 days of the invoice date. The reservation is confirmed and binding when the lessee has paid the booking fee (30% of the accommodation price). The booking fee must be paid within 7 days of making the reservation. The rent of the cottage must be paid no later than 30 days before arrival. The rental price must be fully paid if the arrival time of the trip is less than 30 days. For weekends, public holidays and festivals, the minimum rental period is two days.
Cancellations
Cancellation must always be made in writing by email to the owner. Cancellation is deemed to have occurred at the time the notice of cancellation has been received in writing. If cancellation is 30 days prior to the commencement of the rental, the booking fee and the final payment will be returned. Refunds will always be deducted from the cancellation fee of 75% of the booking fee. If cancellation is made later than 30 days prior to the commencement of the lease, it will not entitle the renter to reimburse the rent. If a cancellation is made for the cause or accident of a person or a close relative, the lessee is entitled to reimbursement of the amount paid, except for the cancellation fee. For reasons of cancellation, the owner is entitled to require a medical certificate or other reliable statement. A medical certificate or other reliable written statement must be sent immediately. If the booked time is changed, it will be considered as a cancellation of the previous reservation and as a new reservation. In this case we will charge a change fee of 100€ for the change in the reservation.
The owner has the right to cancel the reservation
In the event of force majeure, the lessor can cancel the reservation. In that case, the lessee will receive the full amount of rent paid back. If the booking is not paid on the agreed due date, the reservation will be considered as canceled without prior notice. If the residence keeps unreasonable noise and do not obey the guard’s note to be silenced, the reservation can be canceled immediately. In this case, the cottage residents will have to leave the cottage immediately and the rental fee for the cottage will not be refunded and if a final cleaning is not paid for the booking, an additional 300 € cleaning fee will be charged from the renter.
Delivery of keys Keys
Cottage main entrance has electronic lock that is operated with code. The door opening code will be notified to you via email before the start of the rental period.
Staying in the cottage
Apartment will be available from 4 pm on the day of arrival until 12.00 am at departure day. The cottage is the property of private people and the customer has to behave properly and without disturbing other people, eg neighbors. The sauna has seat covers and the tenant must bring their own personal hygiene products, shampoos and soaps. It is not allowed to pull electricity from a cottage, for example heating cars continuously.
Linens, towels and final cleaning
Linens, towels or final cleaning are not included in the price of your booked accommodation, you can book them for an extra fee. Linen/ towels 20 € each ready in beds. Final cleaning fee is 125 €. Cleaning and cleaning fee The customer is responsible for cleaning the apartment during the rental period and at the end of the stay, unless otherwise agreed. The customer must do normal daily cleaning and final cleaning. If no final cleaning has been made, even if agreed upon, the final cleaning fee is 300 € (pre-agreed 125 €). Even though the tenant has booked the final cleaning, the property is required to be in normal condition prior leaving, eg furniture and other equipment in place and intact, the dishes in the dishwasher, the garbage taken out and all possible excrements removed. Work requiring large and special cleaning, such as vomit, is charged separately.
Damages
The lessee is obliged to compensate for any damages caused to the apartment or its furniture. Damage must be immediately notified to the owner. If the damage is caused by indifference to foreign property, the case is referred to as a vandalism, which is always reported to the police and which requires damage compensation, in addition to repair costs. If an agreement for compensation can’t be reached with the customer, the case is handled in the District Court of Central Finland.
Renting the cottage forward
Further leasing of the cottage to a third party is strictly forbidden, the lease of the cottage will be released immediately if irregularities are detected.
Smoking and pets Smoking in the cottage is strictly forbidden and pets are not allowed in the cottage. If the ban is violated you will be charged a ventilation fee of 200 €. If odor cannot be removed by ventilation additional cleaning charges are applied to make the cottage odorless from 100 € per hour as well as additional materials needed, chemicals etc. supplies.
Number of people
Only the number of people stated in the booking confirmation are allowed to stay in the cottage. Camping or bringing a caravan to the site is forbidden. The area security guard supervises the cottages and site.
Complaints
Any comments or complaints relating to the equipment and condition of the cottage must be addressed to the owner immediately during the holiday.
